Hello. I just came by to say don't move in this complex. when i got here i did a tour and they showed me a totally different apartment from the one i currently live in. it was basically a sample. A contract was signed and finally after 4 days I came for the key but I didn't go directly until the next day because it was a day off for me. At the time of entering the apartments I realized that the floor was ugly, the shower key was damaged, some light sockets did not work, the microwave light was damaged. To which my husband complains in the leasing and they told us that they could not change us because there were no other apartments available and that we had already signed a contract. The garage control didn't work, there were many details and they didn't want to help us either. There are many flukes or cockroaches, they never answer calls, and the service is terrible, there is always garbage, they never pick up the garbage you leave outside, you pay for nothing, please do not move, find another place to live. I only have a couple of months left and I'm happy to get out of here.

Solo vine por aquí a decir que no se muden en este complejo. cuando llegue aquí hice un tour y me mostraron un apartamento totalmente diferente en el que vivo actualmente. era básicamente una muestra. se firmó un contrato y finalmente a los 4 días vine por la llave pero no entré directamente si no hasta el día siguiente porque era un día de descanso para mi. en el momento de entrar a los apartamentos me di cuenta que el piso estaba feo, la llave de la ducha estaba dañada, no servían algunas tomas de luz, la luz del microondas estaba dañado. A lo qué mi esposo se queja en el leasing y nos dijeron que no podían cambiarnos porque no había otros apartamentos disponibles y que además ya habíamos firmado un contrato. El control del garage no servia, hubieron muchos detalles y tampoco nos quisieron ayudar. Hay muchas chiripas o cucarachas, nunca contestan llamadas, y el servicio es pésimo, siempre hay basura, nunca recogen la basura que dejas fuera, pagas por nada, por favor no se muden, busquen otro lugar para vivir. a mi solo me quedan un par de meses y estoy feliz de salir de aquí

Exlente servicio de mantenimiento, muy comprometido la persona que fue a reparar lo solicitado atento y amable. Se ve que sabía lo que hacía todo ordenado y sin ningún tiradero de material.

Es muy bonito estos apartamentos tengo un año viviendo en ellos, es tranquilo limpios nuevos, tienen buenos acabados, en el leasing son muy amables, La srta Mayte es muy amable y atiende todas las necesidades que se te puedan presentar, los recomiendo 100%

I regret renewing my lease.

This place used to be good, but not anymore.

The upkeep of the complex is terrible. The gates are often broken or offline, which allows strangers and homeless people to wander into the complex all the time.

Homeless people would break into the apartment building, live in the empty garages that are not secured, damage, and steal from people’s cars.

Avoid this place as if your life depended on it.

The stairs have bugs, webs, and mold building up.

They never pick up their phone, and the voicemails are always full, so you can’t leave a message.

Also, if you value connectivity or work from home, AT&T has had 4 outages, lasting more than 24 hours each time, in the past month alone. The internet service at this place is unreliable.

Update: talked to the front office and they won’t acknowledge the lack of security. Instead of questioning themselves on why the gates are always broken, they asked why we are being targeted. It’s not that our car is being targeted, it’s just that our cars are the only ones on that side of the lots that record 24/7.

Our neighbor has gotten stuff stolen out of their car and you can see in one of my attached videos, everyone is a victim because of Terra’s lack of ownership.

I lived here from Feb 2021-Feb 2025

The first year was great. The management and maintenance team were always available and promptly took care of any issues.

Shortly after my first year here, property management changed 3 different times. First it changed to Bell, then GreyStar and then Highmark.

Once this change of property management began to happen, everything went downhill.

The front office would never answer phone calls and either not respond to emails or respond several days later.

Maintenance become incompetent and extremely slow. The maintenance lead is a really nice guy but not reliable. They will tell you they will take care of things, and everything seems to be going great and then they simply just don’t do the things they say and never follow through.

I had several problems with water leaks in my apartment.

1. Water leaked from the Bedroom window, and they had to remove my wall and do repairs to my ceiling.
2. Water leaked from the living room window and same procedure was done
3. Water leaked from my bathtub to downstairs neighbor’s apartment, and they had to remove my tub and repair it.
4. Water leaked from AC condenser inside the apartment, and this had to be repaired
5. Leak in garage ceiling and black mold growth
6. My water heater leaked, and this caused a black mold issue...see photos.

The black mold was when I had enough. Not only did the apartment smell horrid, but it took them several months to address the issue and even by this time they never completely fixed it. I had to request the manager to come into the apartment to show her the smell because they kept telling me the issue was fixed.

I requested to move out because the smell was so bad and getting into my furniture and clothes...this took a long time, but they finally moved me to a smaller apartment on the bottom floor but charged me the same rent. I was not made whole. Unfortunately, some poor residents moved into my old unit after they covered up the smell with fresh paint and new flooring.

For those wondering, this is building 15 and it is infested with black mold.

ON TOP of all of that, they did not hook up the drain hose for the washer machine in the apartment I moved into and my first night I moved in I did a load of laundry and then left for the gym and came home and my entire apartment was flooded. Of course, emergency maintenance took HOURS to show up, so I called the Fire department, and they came and helped me.

---homeless people always going through the trash
---homeless camps in the woods right outside the complex
---gates never work or are always just left open
---the app for opening all the doors is soooo annoying. We used to just have a key fob but of course they got cheap and changed to an app.
---for some reason gym is closed randomly all the time even though it takes nobody to operate it. not 24/7
---office never answers their phones and are super incompetent and unable answer most of your questions
---the wireless they provide in the common areas is terrible and basically doesn't work. I can barely listen to music when working out using internet. I have to pre-download my music. Watching video in the gym is usually a no go.

Enjoy the photos. I strongly advise you not to move here. It is a beautiful area, and I truly loved my original apartment before all the issues. The management company and the people they employ completely ruined this community. Also, the buildings have some terrible issues with water leaks and mold. Ohhh and I also randomly found a scorpion in my apartment one day! So random!

Seeing recent reviews, I'm glad I got out of there 2 years ago. Adding my review since I forgot to do it.

Gate was broken when I moved out in 2023, some things never change.

Office workers were inappropriately sarcastic, unhelpful and at times could be down right disrespectful.

Moving out was a hassle because they lost their copy of the move out agreement after I had come into the office to sign it 2 months before (as per policy) and then said I was on the hook for it when I had my copy of it on hand. They then said it was my fault. I'm hoping whoever that was was a temp (for Terra's sake). Once I was able to speak to their supervisor, who was new as I believe management hands, they said it was not an issue any more. They admitted that the previous manager kept poor paperwork and the front office employee was trying to gaslight me to cover for her.

Last Christmas I had a box get sent there by mistake and was stolen by the tenant at my old address. Office refused to intervene or even ask them about the package.

It shows how poor management can take a nice complex and run it into the ground.

There are better and more affordable places all throughout Austin.

This has truly been the worst apartment I’ve ever lived in. The surrounding area is nice (greenbelt) but it is very badly managed.
The management doesn’t take ant issue seriously. It is literally everywhere in the hallways. They keep on blaming the vegetation behind the complex for this and never take any steps to fix this issue. Ants keep on getting into your apartment. I need to vacuum every day and I’m pretty sure that my vacuum broke because of the overuse. But overuse is needed unless you wanna sleep with ants.
I complained several time and one time I was told that, it is the residents responsibility to clean the dead ants outside the entrance. But there are not only dead ants outside but live ones.
When they cut grasses, they clean up the hallways. But the ants come back in minutes. They should be cleaning them every day. The only time they clean the hallways (when they are not cutting grass) is when they need to show a new potential tenant an apartment. The management is a great scam artist.
Gate 2 is always broken. Cars get broken into. People’s wheels get stolen.
The maintenance used to be good with the old management but that’s gone with the old management. I put in request to weatherproof the balcony door because insects and wind would easily get in. The dude showed up and said that he couldn’t fix it because of how “Chinese dudes” built the frame. He left saying that. then I had to buy stuff online and fix it myself.
I pay around $1400/month (base) for this crap. On their website, similar apartments are being rent out for $1231/month currently. This is way more than they should charge for this place given all the other headaches. Avoid this place. Rent somewhere else for 100 or 200 more and have a peace of mind.
This is a very filthy and unsafe community. Wouldn’t recommend anyone living here.
Look into Bell Southwest. I used to live there. It’s a safe community with decent rent. I moved here because of the rent at the time. I definitely regret moving here and signing a 15 month lease. It’s up in January and I’m definitely not releasing. Stay away from building 4.

It was an awesome love in process! I put my app in on a Friday, was able to be approved by Monday and moved in by Tuesday. The staff was phenomenal & the property is amazing! So glad I moved!
